It’s entirely up to you. Many people do, assuming that there is no difference. Your bank will not offer the Home Buyer’s Rebate Program as it is exclusively offered to my clients. Your bank will not cover the cost of your home inspection, energy auditor, decorator, real estate lawyer or even your land transfer taxes.

Unfortunately you can not use the Home Buyer’s Rebate as part of your down payment. The rebate can only be used for home buyer expenses such as a home inspector, energy audit, land transfer taxes or your real estate lawyer.
The maximum amount for the Home Buyer's Rebate Program is $2,950. The rebate is based on the purchase price of your home which must be greater than $150,000.
